Lease Options or as some people refer to it as "Rent-to-Own", are great opportunities for people to own a home or invest in Real Estate.

Some people have good credit, but may still have a house for sale somewhere else and don't want to commit to another morgage.  Some people just started a business and they need two years before they can get a "stated" income loan.  Others like a lease option because they can't get a bank loan, due to their credit score and history.  Still for others the biggest obstacle to becoming a homeowner is coming up with enough cash for a down payment.  And for the wise investor, Lease Options can be a great way to build their Real Estate portfolio. 

With a Lease Option you can lock in the price of the house today, but not have to get a mortgage for one or two years down the road.  This allows you to build equity, repair you credit, or save up for a bigger down payment.  With a Lease Option, you generaly only have to come up with 3%, 5% or 10% (sometimes less) of the purchase price now, which is then applied to the total purchased amount and you can continue to build up your down payment over time through the monthly payments.  Generaly the bigger the down payment the lower the monthly payment.
